San Jose offers some of the most charming yet affordable Eichler homes for South Bay Area Eichler
buyers. Yet, what ultimately draws buyers to the San Jose Eichler neighborhoods is the sense of community and camaraderie. San Jose’s Fairglen Eichler neighborhoods was featured in this Eichler Network piece which described its “
infectious neighborliness”. Summer Block parties and holiday get together are a common occurrence, and there is even an annual Eichler Home Tour to showcase notable homes in the neighborhood. Although there are five distinct enclaves of homes built from early 1951 to 1962, there are three main tracts that make up the San Jose Eichler neighborhood with roughly 350 Eichler homes.
The first and most popular
Eichler neighborhood is
Fairglen. This tract includes Fairlawn Ct, Booksin Ave,
Briarwood Dr,
Fairwood Ave,
Fairglen Dr,
Fairorchard Ave,
Andalusia way,
Fairhill Ln,
Fairgrove Ct, and
Fairoak Ct. There are also the Fairglen Additions, the first including Comstock Ln,
Comstock Way,
Hudson Dr,
Dumbarton Ave, Frobisher Way, and Raleigh Dr. Addition 2 includes Dry Creek Rd, Adele Pl, and Margot Pl, while the third is off Dumbarton Ave on Comstock,
Hudson Dr, Frobisher Way, and Raleigh Dr.
Fairlgen boast a variety of models including courtyard, carport, and atrium models and sizes range from modest to 1,600 square feet.
Fun fact, the residents in Fairglen celebrate an annual “Fairglen Eichler Home Tour” in the neighborhood each year.
In the beginning days of Fairglen (the late 1950s), only 30 homes were built in the Dry Creek area along Margot and Adele Place. In 1958 construction began on the larger tract with 250 Eichlers while the third project was completed in the
Hudson Drive / Dumbarton area by 1962 with 66 homes.
Slightly to the north, near San Jose City College is the
Rose Glen tract with 75 Eichlers. Built in the early 1950s, this tract spans
Menker Avenue,
Goodwin Avenue, and
Richmond Avenue between Kingman and Fruitdale. Most of these modest homes are less than 1300 square feet but can reach up to 1800 square feet with mostly courtyard and carport models.
Fairhaven is located on the outskirts of San Jose near Campbell with only 57 Eichler homes, all built from 1962 – 1963. The tract spans only three streets, from Mossbrook Ave, Mossbrook Cir, and Student Lane. Typical of the later Eichler homes built, the Fairhaven homes are larger, averaging 1700 square feet, and feature three different Eichler designs, two of which are atrium models.
